1. How Do I Know If My Asset Register Is Accurate?

Many organisations assume their asset register reflects what's in the building. In reality, buildings change over time. Equipment is replaced, relocated, removed or upgraded, but the records aren't always updated.

The only reliable way to know if your asset register is accurate is through physical verification.

During an MEP asset verification survey, every accessible asset is located, identified and compared with the existing information. Missing assets, duplicate records and incorrect locations can all be identified.

An accurate asset register gives you confidence that the information you're working from reflects the building today - not how it looked five or ten years ago.

If you're unsure about the quality of your existing asset information, a verification survey is often the best place to start.

2. Why Doesn't My Asset Register Match My Building?

This is more common than most people think.

For example, a simple office floor may be completed in a single day, while a complex hospital plant room could require a full day for fewer than 70 assets.

4. How Much Does an MEP Asset Survey Cost?

The cost depends on the information you require.

Capturing an asset ID and photograph is very different from recording manufacturer details, serial numbers, capacities and linked photographs.

5. Can You Survey a Live Hospital Without Disrupting Services?

Yes - but planning is essential.

Hospitals remain operational 24 hours a day, so surveys must work around clinical areas, restricted access and patient care.

Our approach is observational and non-intrusive.

Where areas are occupied, we simply return later when access becomes available. We never interfere with operational equipment or clinical services.

Good communication with the site team allows surveys to progress safely while minimising disruption.

6. What Information Should Be Collected During an Asset Verification Survey?

Every project is different, but a typical survey may include:

• Asset type.
• Manufacturer.

7. What's the Difference Between an Asset Verification and an Asset Condition Survey?

Although they're often carried out together, they are different services.

An asset verification confirms what is physically installed and records asset information.

An asset condition survey assesses the observable condition of that equipment.

Verification answers:

"Is the information correct?"

Condition answers:

"What observable condition is the asset currently in?"

Understanding the difference helps clients choose the right survey for their project.

8. Can Asset Data Be Imported Into Our Existing System?

In most cases, yes.

Asset information can usually be supplied in structured spreadsheet or CSV formats that are suitable for importing into many asset management platforms.

The key is agreeing the required fields before the survey starts.

10.How Many Assets Can One Surveyor Capture in a Day?

It's one of the first questions we're asked, but the honest answer is:

It depends on the assets - not the building size.

A surveyor can record hundreds of simple assets in a day, but a plant room full of boilers, pumps, expansion vessels, control panels and pipework takes much longer because every asset requires more information and photographs.

For example, we've surveyed office floors where over 180 assets were captured in a single day. We've also spent almost an entire day surveying a single plant room containing around 80 complex mechanical assets.

The biggest factors affecting productivity are:

  • The complexity of each asset.

  • Access restrictions and permits.

  • Whether asset labels are visible.

  • The amount of information the client requires.

  • The number of photographs needed.

  • Whether locations already exist or need creating.

This is why we don't price based on GIA alone. We estimate using a combination of asset density, asset complexity and access requirements. 11. Why Are Asset Labels So Important?

Asset labels do far more than identify equipment.

Missing or damaged labels often lead to wasted time, incorrect maintenance records and uncertainty over which equipment has been inspected.

32. How Are Parent and Child Asset Relationships Recorded?
